Water Street Waited Nine Years for a Second Coffee Bar. This Year It Got Two.

"I do not see more people as competitors. That's sort of the Water Street mantra," architect Windom Kimsey told Las Vegas Weekly in September. He has reason to mean it. About ten years ago, as development along Henderson's Water Street District picked up, Kimsey was riding his bicycle around looking for coffee and couldn't find what he called "a true coffee shop." So he opened Public Works Coffee Bar in 2017. For the next nine years it was the only coffee shop on the street.

This year two more opened. The Coffee Class came in March and Better Buzz followed in June. Each one keeps a different part of the day, and together the three cover the clock from before sunrise to evening. The street now works as a place to start the day, on top of its old role as somewhere to go for a concert or a parade.

From One Ascaya Boulevard, Google Maps puts the Water Street District 6.2 miles and about 12 minutes away on West Horizon Ridge Parkway. Taking Lake Mead Parkway instead adds roughly a minute. Here is how the day lays out once you get there.

4:30 a.m., at the Corner of Lake Mead Parkway

Better Buzz opens first. The drive-thru at 110 E. Lake Mead Pkwy. is open from 4:30 a.m. to 8 p.m. every day, the longest hours on this list by a wide margin. The San Diego chain started as a single coffee cart in 2002 and now has 60 locations across California, Arizona and Nevada. Its signature is a vanilla americano trademarked as the Best Drink Ever, and one variation comes topped with house-made banana pudding cold cream. The breakfast side is ciabatta and pretzel-roll sandwiches plus açaí bowls.

This location is the chain's sixth in Nevada and its third new one in the valley this year. Amanda Cameron, the company's vice president of marketing, told Las Vegas Weekly the corner won out over other sites because it put the shop "at the center of the concerts, parades and a really busy intersection." The 4:30 opening means a pre-dawn drive down Horizon Ridge ends with coffee in hand two hours before any counter on Water Street opens.

6:30 a.m., Under the Old Motel Sign

The Coffee Class opens next, at 6:30 a.m., and serves until 4 p.m. It sits at 37 S. Water St. on the site of the Town House Motor Lodge, which Las Vegas Weekly dates to 1962. The building's story is more layered than that date suggests. With redevelopment work underway in 2019, the Las Vegas Review-Journal reported that the work involved substantial demolition and that the original motel sign would stay.

Local entrepreneur Kyle Cunningham opened the space as his fourth Coffee Class location. He calls it a specialty bakery bistro. Espresso drinks use Onyx Coffee Lab beans, and the menu runs from pastries to a spinach crab benedict and a French dip au jus. That makes it the one stop on the street where a coffee run can turn into a sit-down breakfast.

"You need to create the culture that you want to see," Cunningham told Las Vegas Weekly, "and for Water Street, I want to see more." He has already added more in his own building. The second floor is now Terminal 4, a cocktail lounge, and he is working on turning the open-air rooftop deck into a brunch area. Right now the café's events page offers the rooftop for private events, so treat the brunch deck as planned until it opens.

7 a.m., Two Shops That Share a Loaf

Public Works Coffee Bar and Chef Flemming's Bake Shop both open at 7. That's fitting, since the first relies on the second. Public Works roasts its own coffee, and its breakfast menu uses bread baked down the street at Chef Flemming's. Kimsey's "not competitors" line describes how these two have worked for years.

Public Works is open 7 a.m. to 3 p.m. on weekdays and 7 a.m. to 1 p.m. on weekends. It has an elevated, pet-friendly patio right on Water Street. Its website lists Water Street addresses at both 314 S. Water St. and 222 S. Water St., plus a Summerlin location on Pavilion Center Drive.

Chef Flemming's Bake Shop has been at 7 S. Water Street since 2008, so it was supplying the street long before the coffee shops arrived. It is open Tuesday through Saturday from 7 a.m. to 3 p.m. and closed Sunday and Monday. That schedule matters most for weekend plans. On a Sunday, the Public Works breakfast still comes on Chef Flemming's bread, but the bakery counter itself is closed.

Here is the whole morning in one place:

Stop Address Opens Closes
Better Buzz 110 E. Lake Mead Pkwy. 4:30 a.m. daily 8 p.m.
The Coffee Class 37 S. Water St. 6:30 a.m. 4 p.m.
Public Works Coffee Bar Water Street 7 a.m. 3 p.m. weekdays, 1 p.m. weekends
Chef Flemming's Bake Shop 7 S. Water St. 7 a.m. Tue–Sat 3 p.m.; closed Sun–Mon

After the Counters Close

The table makes the overlap clear. Public Works closes by 3 p.m. at the latest and The Coffee Class by 4 p.m. For nine years, that left nothing on Water Street in the coffee hours before sunrise or late in the afternoon. The newcomers took those hours. Better Buzz pours until 8 p.m., and upstairs at 37 S. Water St., Terminal 4 picks up after the espresso machines stop.

FOX5 named Terminal 4 among the district's newest businesses in October. Manager Yeshua Estrada described its international drink menu as "a way that you can travel to different parts of the world just by coming to our bar." The same report noted that Kelly Rivera recently moved Plan 9 Body Piercing to Water Street, citing the community as the draw.

City officials told FOX5 the walkable, locally owned feel is deliberate. Henderson has adapted its zoning rules to allow a wider range of uses and give businesses more flexibility. FOX5 also reported that the 151-unit Watermark building nearby is almost fully leased after construction delays. More people living within walking distance means more people at the counters at every hour, which is the bet Better Buzz described when it picked the corner.

November on Water Street, Morning to Evening

Water Street fills the calendar in November, and each date lines up with the hours above:

  1. Saturday, Nov. 7, 10 to 11 a.m.: The city's Veterans Day Ceremony at the Water Street Plaza Amphitheater, with new additions to the Henderson Veterans Memorial Wall, veterans' organizations, a presentation of colors and the Henderson Orchestra Brass Band. Every counter on the street is open by then, including Chef Flemming's.
  2. Sunday, Nov. 8, 10 a.m. to 3 p.m.: The Indigenous American Heritage Celebration on Water Street Plaza, with free admission, music, dance, storytelling, artisans and food vendors. The bakery is closed that day, and Public Works keeps its weekend hours until 1 p.m.
  3. Friday, Nov. 20, 4 to 8 p.m.: The Henderson Farmers Market on Army Street at 129 S. Water St., moved up a week because of Thanksgiving weekend. It runs entirely after the café counters close, which leaves Better Buzz, open until 8, as the coffee option.
  4. Saturday, Nov. 28, 10 a.m. to 3 p.m.: Shop Small Business Saturday at Water Street Plaza, 240 S. Water St., which the city says brings together more than 100 small businesses along with entertainment, kids' activities and food.

For a quieter outing nearby, the Henderson Bird Viewing Preserve at 350 E. Galleria Dr. holds a guided dusk walk, Birding After Hours, from 4 to 6 p.m. on Nov. 20, the same evening as the farmers market. Registration is required.

The Nov. 7 ceremony may be the best way to try the new routine. Get there between 6:30 and 7, have breakfast under the Town House sign or on the Public Works patio, pick up a loaf at Chef Flemming's, and walk to the amphitheater before 10.
