The Feel
Mesa Ridge sits on Summerlin's southwest edge, in The Mesa village, with the Spring Mountain ridgeline rising behind it. Toll Brothers opened Mesa Ridge in January 2019 and kept building through 2024, so every home here is a modern design. Pick the right lot and the view out back might be the mountains, the city lights or the Strip.
Mesa Park sits right next to the neighborhood, with lighted ballfields, tennis courts and picnic areas. Inside, residents share a private clubhouse with a pool and fitness center. Ascension is just to the north, and Downtown Summerlin and Red Rock Canyon are a short drive.

What Buyers Should Know
- It's a resale neighborhood now. Summerlin reported fewer than five new homes left in August 2023, and sales since late 2023 have closed between about $1.8 million and $3.7 million. A tip: the MLS files most of these homes under the plat name "Summerlin Village 16," not "Mesa Ridge," so searching by name misses most of them. We search by the map instead.
- Expect two HOA bills, one for Mesa Ridge and one for the Summerlin master association. In 2026 MLS records the Mesa Ridge fee ranged from about $270 to $495 a month, and the master fee from $62 to $76. Before you make an offer, we'll confirm today's dues and check for any special improvement district balance.
- Single-story or two-story comes down to the collection. Overlook (73 homes) and The Peak (63) are all single-story. View Point and Sky View are two-story, and Sky View has the largest plans. And The Peak collection isn't The Peaks, the village next door.
