The Feel
Fairway Hills is 128 condos and townhomes on Granite Ridge Drive, the road from Flamingo Road through The Ridges' main gate to Club Ridges, behind a second gate of its own. Toll Brothers built it in two rounds: two-story townhomes that opened as models in late 2007 and began closing in 2008, then, after a pause through the downturn, three new designs stacked two or three to a building from 2017 to 2021. So a 2008 townhome can sit a few doors from a 2020 single-level flat with an elevator up from the garage.
Homes run from just under 2,000 to about 3,300 square feet, all with garages. Views, by building and level, take in the golf course, the mountains or the Strip. There's a private clubhouse with a pool, spa, gym and putting green. Tyler has lived in Fairway Hills himself, one of four Ridges neighborhoods he has called home, and he spent six years on The Ridges board of directors.

What Buyers Should Know
- Search both MLS labels. Older units are filed as "Summerlin Village 18 Parcel L Fairway Hills," newer ones as "Summerlin Village 18-Parcel L Fairway Hills Amd," some typed townhouse and some condominium.
- Know the phase. In September 2026 a 1,958-square-foot 2008 townhome closed at $1,050,000; in October 2026 a 2,414-square-foot 2020 flat with an elevator was asking $1,450,000. Level, elevator and whether the balcony faces the course or the Strip move price as much as size.
- Budget for stacked dues: Fairway Hills, The Ridges and the Summerlin master, with the Fairway Hills share varying by unit. We'll pull the current statement for any home.
- Golf is separate. Bear's Best closed in June 2025 and is being rebuilt as the private Amara Golf Club; a home here includes no membership.
