The Feel
Topaz Ridge is the all-single-story neighborhood in The Ridges. It was the village's second phase, built right after Promontory, beside those first custom estates, with Arrowhead just south. Past The Ridges guard gate and a second gate at the Topaz Ridge entrance, the homes sit on three streets: Panorama Crest Avenue, Tapadero Lane and Cross Ridge Street.
William Lyon Homes built the 89 homes between 2002 and 2004 as semi-custom plans, so they share a look: one level, 4 or 5 bedrooms, often a front courtyard, and a 3- or 4-car garage. Recent listings run about 3,900 to 4,500 square feet, most on lots near a third of an acre, with a few corner and cul-de-sac lots past half an acre. Views by lot: fairways, Strip, mountains or greenbelt. Owners share Club Ridges, with its fitness center, tennis courts and resort-style pool.

What Buyers Should Know
- Search by the MLS name. Listings file under "Summerlin Village 18 Parcel B Topaz Ridge", so a name search alone can miss one. Tyler has sold five homes on these streets since 2023.
- The lot sets the price. In 2024 and 2025, resales on the standard third-acre lots closed between about $2.05 million and $2.8 million, while a 0.57-acre cul-de-sac lot with Strip and golf views closed at $4.6 million in May 2025.
- The homes are more than 20 years old. Ask about the roof, the air conditioners, the pool equipment and the kitchen before you write an offer.
- Golf is separate. Bear's Best stopped play in June 2025 and is being rebuilt as the private Amara Golf Club. A home here does not include a membership, and the new layout may change what sits behind a golf-front lot.
