The Feel
Indigo was the eighth custom neighborhood to open in The Ridges, the guard-gated village on Summerlin's western edge. Summerlin's developer began selling lots in 2016 with one rule that still defines it: every home is built on a single level. It has 28 homesites on 22 acres along the course that was Bear's Best, which is being turned into the private Amara Golf Club, and Club Ridges is close enough to walk to.
The lots sold from 2016 on, so the houses are among the newest in The Ridges; the two 2025 sales were built in 2019 and 2022. Flat rooflines are the norm, in the desert-contemporary style The Ridges asks of every home. Depending on the lot, you look across the fairways or west to the mountains. Topaz Ridge is also all single-story, but its homes date to 2002 to 2004; Indigo's are newer and custom-built.

What Buyers Should Know
- Search by the parcel name too. County records file Indigo as "Summerlin Village 18 - Parcel I Indigo," so check both names when you search. We can pull it by street.
- Price the lot and the view before the house. Two sales two weeks apart in summer 2025: $6,500,000 for 5,338 square feet on 0.57 acre, and $10,750,000 for 7,669 square feet on a 0.85-acre cul-de-sac lot. The first was listed and closed the same day, so the portals never showed it.
- Nothing left from the developer. Summerlin's developer sold its last Ridges lot in March 2023, so anything for sale here comes from a private owner, and with 28 sites, listings are rare.
- Golf is separate. Bear's Best stopped play in June 2025 and is being rebuilt as Amara Golf Club, a private club. A home here does not include a membership.
