The Feel
Talon Ridge is the newest and smallest custom neighborhood inside The Ridges, the guard-gated village in Summerlin. Howard Hughes opened it in January 2019 as the ninth and final custom neighborhood there: 17 homesites behind a gate of their own. The lots run 0.27 to 0.43 acre, small for a Ridges custom lot, so the houses sit closer together than in Azure or Promontory.
Every house was designed for its lot, but county records show a pattern: most are two stories, with three single-story homes mixed in. Construction ran from 2019 to 2025, so nearly everything here is new. The view can be the Strip to the east or the red rock ridgeline to the west, depending on the lot, so walk it before you decide. Owners share Club Ridges, the village's private pool, tennis and fitness club.

What Buyers Should Know
- On the MLS these homes carry the plat name, Summerlin Village 18 Ridges Parcel P Talon Ridge, so a search for "Talon Ridge" alone can miss them. Search Hawkeye Lane and Grey Owl Court too.
- Recorded sales of finished homes from 2024 through August 2026 ran from $3.0 million to $5.9 million, and the two highest were the two largest houses; here the house sets the price, not the land.
- Nothing here is older than 2019, so your questions are builder warranties and design review, not roofs and air conditioners. Two lots were still bare land in county records and sold in 2024 and 2025, so ask what is going up next door.
- Golf is separate. Bear's Best stopped play in June 2025 and is being rebuilt as the private Amara Golf Club, and a home here does not include a membership.
