The Feel
Azure is the biggest custom neighborhood in The Ridges: about 115 homesites with a gate on the east side and another on the west. It sits where the village runs out of valley and meets protected land. When Howard Hughes released its last two Azure lots in November 2021, one was the only homesite left in The Ridges that backed directly to the Red Rock Canyon National Conservation Area; the other was an oversized lot with a desert shelf behind it.
The first home was finished in 2009, and because lots kept selling for a decade, the houses span every year since, with a few sites still waiting on a house. Each is a one-off design that passed The Ridges' desert-contemporary review: low rooflines, earth colors, big windows. Homes on record run from about 4,400 square feet to more than 14,000, on lots from roughly a quarter acre to more than an acre. Depending on the lot, you look at Red Rock, the former Bear's Best fairways now becoming Amara Golf Club, or east to the Strip.

What Buyers Should Know
- The MLS doesn't use the name Azure. Listings file under the subdivision "Summerlin Village 18 Ridges Parcel J/K Windsong" (Phase 1 and 2); search that or send us the address.
- Lot position and build quality move the price more than square footage. In 2026, Sun Glow Lane resales closed between about $6 million and $7.4 million, while a 14,000-square-foot estate on Magic Stone Lane listed in October 2026 just under $20 million. Ask us for current numbers.
- Ages span well over a decade, from the 2009 originals to the newest builds, so budget differently for a remodel than a near-new house.
- Golf is separate. Amara Golf Club is private, and buying in Azure does not include a membership.

Azure is about 3.5 miles from The Alexander Dawson School at Rainbow Mountain, and the other private schools families ask us about are close as well. Drive distances and times start at the community entrance and assume light traffic.
