The Feel

The Ridges sits high on the western edge of the valley, where the city meets Red Rock. A golf course runs through the village as a ribbon of green. It was Bear's Best, and it is now being rebuilt as the private Amara Golf Club. The homes follow a desert-contemporary design standard, so the whole community reads as one architectural statement.

Residents share Club Ridges, a private fitness, tennis and pool club for owners and their guests. Downtown Summerlin's dining and shopping are minutes away.

Neighborhoods Inside The Ridges

The Ridges is really 14 smaller neighborhoods behind one guard gate, and many of them have a second gate of their own. Each one has its own lot sizes, home styles and price range, so it helps to know them by name. Next to each name is how many homes or homesites it has and when it got started.

Arrowhead: 25 custom homesites, first home built in 2004. A single gated street of custom estates beside the golf course.
Azure: about 115 custom homesites, first home built in 2009. The largest of the custom neighborhoods, with its own east and west gates.
Boulder Ridge: 46 semi-custom homes, first homes built in 2007.
Fairway Hills: 128 condos and townhomes, first built in 2008. The lower-upkeep way into The Ridges; built by Toll Brothers in two phases (2008, then 2017 to 2021).
Falcon Ridge: about 60 custom homesites, first home built in 2007.
Indigo: 28 custom homesites for single-story homes, on 0.51 to 0.85 acres. Sales began in 2016.
Promontory: 53 custom homesites, first homes built in 2002. Some of the oldest custom estates in The Ridges.
Redhawk: 82 custom homesites, first home built in 2006. A gated enclave of large custom homes, on lots up to an acre.
Rimrock: about 20 custom homesites, first home built in 2005. Custom homes with views toward the Strip and Red Rock.
Silver Ridge: 83 homes by William Lyon Homes, first homes built in 2016.
Sterling Ridge: 199 homes by William Lyon Homes, first homes built in 2014. The largest neighborhood in The Ridges.
Talon Ridge: 17 custom homesites behind their own gate. Sales began in 2019, making it the newest neighborhood.
The Pointe: 13 custom estates in a gated section of Promontory, on lots from just over half an acre to nearly five acres. First home built in 2005.
Topaz Ridge: 89 single-story homes, built from 2002 to 2004, behind a second gate, with golf course, city and mountain views.

What Buyers Should Know

Each neighborhood inside The Ridges has its own lot sizes and price band; pick the neighborhood first, then the house.
Elevation and view direction (Strip versus mountains) are the biggest price drivers.
Very few custom homesites remain, so most buyers are choosing between resale homes.

Tyler has called The Ridges home in four of its neighborhoods: Sterling Ridge, Fairway Hills, Promontory Ridge and Silver Ridge. He still owns a home here, and he spent six years on The Ridges board of directors as Security Chair, Communications Chair, Design Review Committee Chair and Club Ridges Chair. So when you ask how the gate, the HOA or design review really works, you're asking someone who has done the job.

The Ridges sits within easy reach of several private schools; The Alexander Dawson School at Rainbow Mountain is the nearest, about 3.5 miles by road. Drive distances and times start at the community entrance and assume light traffic.
