The Feel
Summerlin is one master plan, but buying here means choosing a village. Building started with The Hills in 1990 and kept moving outward, so each village looks like the years it went up. The older ones have mature trees and resale homes. The newer ones, out toward the mountains, are where most of the new construction is.

- The Hills South: Summerlin's first custom-home neighborhoods (1991), including Eagle Hills and Tournament Hills, plus TPC Summerlin, its first golf course.

- The Canyons: single-family, multi-family and custom-home neighborhoods, plus TPC Las Vegas (1995).

- The Vistas: 815 acres with a community center beside Vistas Park (2000).

- The Mesa: the 19-acre Mesa Park and Bishop Gorman High School (2004).
- The Cliffs: Summerlin's southernmost village (2015).
- The Summit Club: a private club community by Discovery Land Company and Howard Hughes, with a residents-only Tom Fazio course (2015).
- Reverence: 300 acres, all built by Pulte Homes (2017).
- Redpoint and Redpoint Square: two districts selling since November 2020, with Redpoint Square on the western edge.
- Kestrel and Kestrel Commons: selling since July 2022, with Kestrel above 3,000 feet.
- The Peaks: between The Summit Club and The Mesa, home to the gated Ascension by Pulte Homes and Toll Brothers.
- Grand Park: selling since November 2024, with the 21-acre Council Park.
- Astra: 167 guard-gated custom homesites on 171 acres in the northwest corner, below the La Madre Peaks (2024).
What Buyers Should Know
- Pick the village first. Home age, lot sizes and HOA dues change from one village to the next.
- Howard Hughes sold its last lot in The Ridges in March 2023. Homes and lots there now come from owners and private builders.
- A fairway view doesn't come with golf. TPC Summerlin and Red Rock's Mountain course are private, and Amara is set to reopen as a private club. Ask how membership works before you buy.
